Check out this 'big picture' organizing from SF SOS. Be afraid. Be
very afraid. And emulate! Read that language: "everyone who
contributes more to the city than they consume." And see the hook:
"learn about a new mortgage that protects you." That kind of combined
appeal to righteousness and self-interest is very powerful.
How can we use that in a similar conference: "every good-government
and children's safety organization...every transportation
professional and 'best practices' guru...is awaiting you at the
"Livable City Summit." The Summit is about transportation, but it's
much more than that. As safe and efficient and affordable
transportation goes, so goes the ability of families with children,
our environment, the very core of our urban fabric.

>Important meeting for everyone interested in home-ownership and its
>impact on our City
>
>Tonight could be a major turning point for stakeholders in San
>Francisco. The Homeownership Summit being organized by virtually
>every good-government organization in the City, every evangelist of
>best practices, every association of community contributors, is
>awaiting you tonight, July 13, from 6-8 p.m., at the St. Mary's
>Cathedral conference center. Check in will begin at 5:30 p.m.
>
>Supervisors Sean Elsbernd, Fiona Ma and Bevan Dufty have all
>confirmed their participation in panel discussions, as has Matt
>Franklin, head of the Mayor's Office on Housing. Joining them will
>be the principals of Plan C, SPOSF, the SF TIC Coalition and SFSOS,
>as well as front-line experts in banking, law and real estate.
>
>And to top things off, you will hear the first presentation of a new
>"Peskin-Proof" mortgage that will reinvent the TIC market and
>immunize TIC owners from hostile legislators on the San Francisco
>Board of Supervisors. The new loan will allow individual families to
>buy, sell and re-finance their TIC units without the permission of
>every other owner of a multi-family building. The new loan will also
>protect every family in a TIC building from a default, foreclosure,
>or other hardship, so that difficulty for one owner will not ruin
>the ownership of every other family in the building.
>
>This Summit is about homeownership, and we'll discuss both the
>present logistical challenges and the political future of
>homeownership. But it is considerably more than that. As
>homeownership goes, so goes our City, our streets, our parks, our
>schools, our businesses and our quality-of-life. This is about all
>City stakeholders -- from current homeowners, to prospective
>first-time buyers, to renters -- anyone who contributes more to the
>City than they consume.
>
>So even if you've already secured your home, or if you think you are
>nowhere near the point of being in the housing market, please join
>this Summit and become a part of the larger effort. Please attend
>this event and find out how you can pursue the American Dream in San
>Francisco, and how to participate in improving our City.

>Below are minutes from the May 3rd HLU meeting, following a few
>items for your review and consideration.
>
>Restarting the HLU Seminar Series
>
>We've been offered the use of the Off-Market Theater space on
>Mission St, between 5th and 6th Sts. on June 1st (Wednesday night)
>for our first HLU seminar of 2005. Unless anyone has concerns about
>this decision, we'll contact presenters for the seminar on Transit
>Oriented Development (TOD) and Smart Growth. Let me know if you have
>any specific questions/topics you'd like to see addressed by the
>seminar panel.
>
>One question for the group is whether we should consider inviting
>someone like Barbara Meskunas from the
><http://www.csfn.net/contactus.html>Coalition of San Francisco
>Neighborhoods. Her group successfully eliminated many of the smart
>growth ideas from the latest SF Housing Element, and they are a
>political force to reckon with. Last year we invited presenters with
>different points of view on a particular subject, and the CSFN would
>give a much different viewpoint than Tom Radulovich (who has

>Let me know if you feel strongly one way or another about trying to
>invite someone from CSFN.

>Future of UC Parcel Development Workshop, May 9th
>
>Next Monday evening (May 9th, at 7pm), the Hayes Valley Neighborhood
>Association is hosting another workshop on the proposed 500-unit
>housing development on the UC parcel, which is an entire city blocak
>located near Market and Laguna Sts. One of the city's
>experienced planners, John Billovits, will talk about how the
>proposed development fits into the Market-Octavia Better
>Neighborhoods plan, among other long-range planning issues. At the
>last HVNA workshop on the proposed development, which featured UC's
>top planner in charge of the project, about 70 people attended.
>Almost unanimously they had some very pointed (and hostile)
>questions and concerns for UC, the project sponsor. The HVNA is one
>of the foremost neighborhood groups involved with housing and
>land-use issues in the city, and GP HLU group members can learn much
>from their knowledge and experience. The UC parcel workshop will be
>held at the 1st Baptist Church, on the west side of Octavia St, just
>north of Market St.

>Land-Trust Discussion, May 11th
>
>Advocates of land trusts is convening a special meeting on Wednesday
>evening at 5:30, May 11th, at 474 Valencia near 16th, Room 120, to
>reach out to some of the tenant activists and others who oppsosed
>the legislation that was sponsored by Supervisors Daly and
> Mirkarimi. Along with limited-equity ownership models, land-trusts
>are an interesting idea for maintaining housing affordability. The
>meeting will explore alternatives such as using
>limited-equity ownership as part of the city's inclusionary housing
>ordinance, or finding new funding sources to build alternative
>ownership housing. It should be a good meeting to come up to speed
>on land-trust issues, and to help shape the legislative direction of
>this committed group of housing activists.

>Forum on Redevelopment of Mid-Market, May 12th
>
>If you're free at noon next Thursday, May 12th, plan to attend a
>community forum sponsored by BeyondChron on the Mid-Market
>redevelopment plans. It should be stimulating and informative, and
>will touch on many issues of concern with other plans working their
>way through the political process, such as Transbay, Rincon Hill,

>by a number of activists involved with SOMA land use issues.
>It's being held at the new Counterpulse facility at 1310 Mission St,

>Kinya reported that the Page St. library was available only until

>this option any further. David. G. reported that he left a message

>Christine of the SFGP Transportation working group told us that the
>Off-Market Theater space is available to the Green Party on June
>1st, and that the HLU could possibly use the space that evening.
>After discussion, the group consensesd on a decision to host the
